2007 New Braunfels City Ordinances regarding water recreation

The City of New Braunfels recently passed some ordinances to improve everyone's enjoyment of the local riverways. These rules only apply within the City Limits of New Braunfels, and not to areas such as Canyon Lake and Schlitterbahn. House Rules & Regulations

SECURITY DEPOSIT: The Security Deposit locks in your reservation. Payable by check or money order and these are cashed. NO CREDIT CARD PAYMENTS FOR DEPOSITS. A receipt will be e-mailed for the deposit. If we don't receive your security deposit by the time indicated in your confirmation, we may book those dates to another guest so if you anticipate a delay, please notify us. Also, if you mail via Priority Mail with Delivery Confirmation, you will have a tracking number that will guarantee your reservation is held until the deposit arrives. The Security Deposit is refunded after the house passes an inventory and condition check (checks are cut every other Friday). Excessive use of supplies or premises that incurs additional charges from our cleaning service will be passed on to you at owner's discretion.

Any cleaning required beyond the normal standard will be taken from the security deposit. If you relocate property and don’t put it back before departure, you will be charged any costs incurred in returning it to its proper location. Example: Moving tables, beds, toilet facilities, etc. If you use the gas grills or not, if the knobs are turned on and left to empty the tank, there is a $50 charge to refill the tank so please make sure children are not allowed to play with knobs, and check to make sure they are in the off position, or make certain that the master turn off is in the off position after you have used the grill. If the inspection finds the tanks empty, and master on, and/or knobs on, your deposit may be charged to refill the tank.

Cancellation policy is deposit forfeited along with any payments. Extenuating circumstances may allow for exceptions at owners discretion, however, as much as we want to be accommodating, we only earn money a few weeks out of the year to pay the bills year round, so every booking is precious and if you are not certain of your plans, we ask that you not book because we are unable to make refunds due to the fact that we have started turning away other people once we accept your reservation, so you are committed to that full payment (even if you have not sent full payment at the time of cancellation). We may be able to rebook, and will make every effort so that you are not unduly penalized, however, you are responsible for any difference in the final booked amount and what you had it booked at originally. For short notice, we may have to offer discount incentives to recover some of the loss, so you would be responsible for that amount of the booking less what you were booked at.

It is our desire to return all security deposits to our guests. However, our rates do not include enough to absorb any expenses beyond the normal costs of business. If your stay creates expense beyond that, we have no choice but to pass that cost onto you since it isn’t fair to other guests to have to pay through our having to charge higher prices.

Your cleaning fee covers laundering of 2 bath towels, hand towels, wash cloths per person the house sleeps. If you change the sheets on your beds while there, if you don't wash the extra set, we may be billed for the additional laundry.

SMOKING AND PETS: Any smoking inside the house or any pets inside house means automatic forfeiture of entire security deposit. Both require extensive cleaning and disinfecting treatments. We have the ability to test the air quality and identify the chemicals in cigarettes and cigars and pipes.

EXTRAS WE DON'T WARRANTY OR GUARANTEE: We try to anticipate your needs and provide for what might arise. However, we make no guarantees that the items we generally will have available for you will be there, or will not fail to work when used, and are unable to send maintenance personnel for any of these extras. Maintenance personnel are available for any major malfunction of major appliances or plumbing, or anything that might constitute an emergency situation, or would make the house uninhabitable for any reason. Emergency numbers and our contact numbers are posted on the bulletin board at the property.

SOME OF THE EXTRAS WE TRY TO PROVIDE: For those with allergies, we provide air purifiers with hepafilters for your convenience. Garbage bags, paper towels, shampoo, conditioner, spices and seasonings, dishwashing liquid, dishwasher detergent, laundry detergent, liquid hand soaps in addition to bar soaps, some cleaning products, small personal or box fans for those who need white noise to sleep.

RENTAL BALANCE/KEY ACCESS: You will be given notice in your confirmation of the due date of your entire balance including rent, hotel tax (13%), pet fee (if any when pre-approved) and cleaning fee, all due 30 days prior to arrival and is payable by cashier's check, money order or credit card (Credit Cards require a 3% processing fee and are only through Pay Pal **IF YOU PLAN ON PAYING WITH A CREDIT CARD, YOU MUST INITIATE THE PAY PAL PAYMENT SO THAT THE FUNDS ARE RECEIVED BY US 30 DAYS PRIOR TO ARRIVAL, SO WE RECOMMEND YOU BEGIN AT LEAST 37 DAYS BEFORE ARRIVAL). Personal checks are acceptable only if received 21 days prior to arrival. IF YOU ARE BOOKING LAST MINUTE, THE FULL PAYMENT IS DUE AT THE SAME TIME AS YOUR DEPOSIT AND MUST BE MAILED BY OVERNIGHT MAIL AND PAID BY CASHIER'S CHECK OR MONEY ONLY. WE DO NOT ACCEPT ANY CHECKS OR MONEY ORDERS FOR MORE THAN YOUR AMOUNT DUE, AND NEVER MAKE REFUNDS OR CASH CHECKS. IF YOU ARE AN INTERNATIONAL TRAVELER, YOU ARE RESPONSIBLE FOR MAKING SURE YOUR PAYMENT MEETS THE REQUIREMENTS IN U.S. DOLLARS.

NO KEYS: For your convenience as a large party, we don't use keys for entry. The house has electronic locks and you will need to provide to us a 4 or 5 digit entry code that your party can all remember easily. If we have any problems programming your code, the back up codes will the number of your street address on record, and the 2nd back up will be your zip code. Please remember the center button locks the door behind you. Our houses are in very secure areas, but we recommend always locking up when you leave, and never leave valuables in the open. Our street has law enforcement officials living there, and although we are a country neighborhood, and you will have some distance between neighbors, our neighbors know you are our guests and they look out for you like good neighbors do. Please show them respect by taking loud music indoors after 11pm, and if you have any emergency situation and are unable to reach us for any reason, the neighbors directly to the left facing out towards the front yard are good friends, and can assist you in an emergency situation.

HUNTING NOTE: For Deer Haven and Fawn Meadow guests, the land behind these vacation rentals is private property. There is absolutely no hunting.

TRASH: We provide a large dumpster for both properties. Please take your garbage to the dumpster instead of leaving it on porches or in the house because in the country, trash odor can invite unwanted guests!
